Guides and answers for property managers planning porter service.

Start with the outdoor areas

Identify entrances, walkways, parking areas, outdoor bins, and landscaped edges. Note where litter collects and which areas are used most often so the porter scope reflects the property.

Match the schedule to activity

Customer traffic, tenant hours, campus arrivals, and event dates can change cleanup needs. Discuss these patterns with CCS when choosing visit frequency and access times.

Separate routine care from extra cleaning

Porter care covers the recurring outdoor tasks in your agreement. Parking lot sweeping and pressure washing are additional services with their own scope and quote.

Prepare for a property assessment

Share your location, property type, current concerns, preferred frequency, and any access restrictions. Photos or descriptions of problem areas can help explain what needs attention.

Agree on communication

Choose a property contact and discuss what observations or photo records are needed. Visible damage and maintenance concerns should go to the person who can decide on follow-up.

Plan for changing needs

Seasonal activity, new tenants, and special events may call for a different scope. Contact CCS to discuss the change rather than assuming additional work is included.
