A plan for your property

Two ways to arrange your service.

Dedicated Property Portering

Staff report to an assigned property and perform the agreed exterior work during scheduled service hours.

Route-Based Property Service

Staff visit multiple properties and perform the agreed cleaning tasks during each scheduled visit.

Scope, visit duration and frequency depend on the property assessment and your service agreement. Dedicated portering is provided during the hours in your agreement; it does not mean all-day or unlimited attendance. Not every client receives the same staffing arrangement.

Our uniformed daytime porters provide visible property care, helping tenants see their common area maintenance dollars at work. Service schedules are tailored to your property’s operating needs.

Care reaches beyond the open parking lot to sidewalks, curb lines, landscape islands and rear service areas, and plans are built around your property’s conditions, priorities and available budget.

The work, in detail

Exterior care from curb line to storefront.

Each property has its own priorities. The work below is agreed in your service plan, with additional services assessed and quoted separately.

Commercial day portering

Visible, uniformed porters attend to your agreed outdoor service areas. Choose scheduled property visits or dedicated onsite service during agreed hours, with priorities shaped around tenants, visitors, and your operating schedule.

Parking lot sweeping and cleaning

Routine litter pickup and separately scoped sweeping address different parking-area needs. Discuss loose debris, accessible curb lines, parked vehicles, and traffic patterns so CCS can propose the right service and timing.

Sidewalk and curb line cleaning

Remove loose litter and debris from agreed pedestrian routes, entrances, and accessible curb lines. Backpack blowers and hand tools are used as appropriate for the task and site conditions.

Landscape islands and perimeter litter

Collect cups, wrappers, and loose litter from landscape islands, parking edges, and accessible property perimeters. This is exterior litter care—not mowing, pruning, planting, or landscape maintenance.

Trash receptacle care

Monitor designated outdoor receptacles, remove collected trash, replace liners, and clean lids as agreed. Frequency depends on use and the service hours included in your plan.

Dumpster enclosure cleaning

Attend to loose litter and debris around accessible dumpster enclosures and their surroundings. Dumpster-pad pressure washing is assessed separately; hazardous waste handling is outside this routine cleaning scope.

Behind buildings and along storefronts

Include accessible rear-building areas, storefront approaches, and vacant storefront ledges in your property plan. Agree on access, tenant activity, and the precise surfaces covered before work begins.

Commercial pressure washing

Discuss suitable sidewalks, entrances, storefront surfaces, curbs, dumpster pads, and other appropriate exterior surfaces. We assess surface condition, access, and cleaning method before agreeing a separate proposal. Not every surface is suitable, and complete stain removal is not guaranteed.

Graffiti removal

Graffiti on suitable signs and poles can be assessed for removal. The surface, finish, marking, and safe access determine what can be proposed; wider facade restoration and elevated building work are not included.

Property observations and maintenance reporting

Share observed damaged parking stops, exposed rebar, potholes, lighting outages, and vehicles needing management attention with your property contact. Reporting supports follow-up; it is not a comprehensive safety inspection or a guarantee against liability.

Additional exterior maintenance

Ask about curb paint refreshing, sign reattachment or replacement, and damaged parking stop replacement. Each request is assessed and included only in an agreed proposal. Full line striping, accessibility stenciling, seal coating, structural repairs, and elevated building work remain outside established CCS offerings.

Property observations

An Extra Set of Eyes on Your Property

During scheduled service, our team reports observed maintenance concerns, such as damaged parking stops, exposed rebar, potholes, lights out, apparently abandoned vehicles.

Reporting helps management identify and address concerns. It is not a comprehensive safety inspection and does not eliminate liability. Management decides on the appropriate follow-up.

Additional services

A closer clean for lots and hard surfaces.

These services complement recurring porter care. Each is assessed and quoted separately; neither is automatically included in a porter agreement.

Parking Lot Sweeping

Give parking areas and curb lines a dedicated cleanup when loose debris needs more than routine litter pickup. Sweeping is coordinated with your site's traffic, access, and agreed schedule.

Pressure Washing

CCS can arrange pressure washing as an additional service for suitable outdoor hard surfaces. Surface condition, cleaning suitability, access, and scope are assessed before the work is quoted.

Exterior upkeep and property observations

Litter, overflowing outdoor bins, and neglected corners all need regular attention. CCS focuses on the routine outdoor work in your agreed plan and raises visible maintenance concerns with your contact. Minor fixes or specialized work are discussed separately before any commitment.

One clear scope for your property

Tell us about the areas covered, service frequency, access, and current problems. We will discuss the right combination of porter care and additional cleaning, along with any work outside our scope.

Work assessed individually

  • Curb paint refreshing
  • Sign reattachment or replacement
  • Parking stop replacement

Emergency cleanup assistance is subject to availability and agreed scope. Landscape-area cleaning means litter and debris removal—not mowing, planting, pruning, or landscape maintenance. Full parking lot line striping, accessibility stenciling, seal coating, structural repairs, and elevated building work are not established CCS services.
