Frequency and scope

Scheduled property visits or dedicated onsite portering during agreed hours. Duration and frequency follow the property assessment and proposal; coverage is not continuous for every client.

Communication and observations

During scheduled service, our team reports observed damaged parking stops, exposed rebar, potholes, lighting outages, and vehicles that may need management attention. These observations support management follow-up, not comprehensive safety inspections.

Scope limits

All tasks depend on the customer’s agreement · Landscape-area cleaning means litter and debris removal, not mowing, planting, pruning, or landscape maintenance · Emergency cleanup assistance is subject to availability and agreed scope · No interior cleaning, structural repairs, elevated building work, or building engineering

Property observations and maintenance reporting

Share observed damaged parking stops, exposed rebar, potholes, lighting outages, and vehicles needing management attention with your property contact. Reporting supports follow-up; it is not a comprehensive safety inspection or a guarantee against liability.

Additional exterior maintenance

Ask about curb paint refreshing, sign reattachment or replacement, and damaged parking stop replacement. Each request is assessed and included only in an agreed proposal. Full line striping, accessibility stenciling, seal coating, structural repairs, and elevated building work remain outside established CCS offerings.

A plan for your property

Two ways to arrange your service.

Dedicated Property Portering

Staff report to an assigned property and perform the agreed exterior work during scheduled service hours.

Route-Based Property Service

Staff visit multiple properties and perform the agreed cleaning tasks during each scheduled visit.

Scope, visit duration and frequency depend on the property assessment and your service agreement. Dedicated portering is provided during the hours in your agreement; it does not mean all-day or unlimited attendance. Not every client receives the same staffing arrangement.

Our uniformed daytime porters provide visible property care, helping tenants see their common area maintenance dollars at work. Service schedules are tailored to your property’s operating needs.

Care reaches beyond the open parking lot to sidewalks, curb lines, landscape islands and rear service areas, and plans are built around your property’s conditions, priorities and available budget.

Property observations

An Extra Set of Eyes on Your Property

During scheduled service, our team reports observed maintenance concerns, such as damaged parking stops, exposed rebar, potholes, lights out, apparently abandoned vehicles.

Reporting helps management identify and address concerns. It is not a comprehensive safety inspection and does not eliminate liability. Management decides on the appropriate follow-up.
